Project Overview:

Henick-Lane Service Corp. proudly served as the mechanical contractor for the new New York Blood Center (NYBC) Headquarters and Research Campus in Rye, New York—a state-of-the-art facility designed to support critical blood research, laboratory operations, vivarium spaces, and administrative functions.

This landmark project consisted of approximately 190,000 square feet of highly specialized interior fit-out space and was delivered under an exceptionally aggressive construction schedule of less than 14 months. The project demanded extensive coordination among multiple trades, sophisticated mechanical systems, and a substantial workforce to meet the client’s accelerated occupancy requirements.

The Challenge

The NYBC campus required a complex and highly engineered mechanical infrastructure capable of supporting laboratory environments, vivarium operations, research facilities, office areas, and critical building systems. The compressed project schedule required Henick-Lane to mobilize significant manpower, maintain rigorous quality control standards, and execute extensive prefabrication and logistical planning to ensure timely delivery.

Throughout construction, our team coordinated daily with ownership, construction management, and project stakeholders to maintain schedule milestones while delivering systems that met the stringent performance requirements of a modern biomedical research facility.

Henick-Lane furnished and installed the complete mechanical system for the facility, including:

Mechanical Systems Installed

  • 300,000 pounds of sheet metal ductwork
  • 30,000 pounds of welded stainless steel ductwork and specialty exhaust systems supporting vivarium and laboratory hood applications
  • 100+ Variable Air Volume (VAV) boxes
  • 95 Fan Coil Units (FCUs)
  • 10 Custom Air Handling Units (AHUs) providing outside air and environmental control to laboratory spaces
  • 8 Rooftop Units (RTUs)
  • 10 Strobic-style high plume laboratory exhaust fans
  • 14,000+ linear feet of mechanical piping including chilled water, heating hot water, and refrigeration systems
  • 14 chilled water and heating hot water pumps
  • 2 large plate-and-frame heat exchangers, each exceeding 13 feet in height
  • Building Management System (BMS) controls and automation integration

The facility incorporates advanced sustainable mechanical technologies, including:

  • More than 1,500 tons of cooling capacity
  • Air-source heat pump technology
  • State-of-the-art heat recovery systems
  • Energy-efficient environmental control systems designed to support both occupant comfort and critical research operations

To maintain the accelerated schedule, Henick-Lane deployed an average onsite workforce of:

60–70 skilled tradespeople per day

This included sheet metal workers, pipefitters, welders, mechanical foremen, project management staff, BIM coordination personnel, and commissioning support teams.

Through proactive planning, detailed coordination, and continuous communication, our team successfully completed one of the region’s most sophisticated laboratory and research mechanical installations within the required project timeline.
